Our Rental Criteria
Application Procedures: Each adult (age 18 & older) needs to submit an application and qualify individually based upon our criteria. There is a non-refundable fee of $55 per applicant; incomplete applications will not be processed until all information is submitted. Applications may be delayed and/or denied if incomplete, inaccurate, or false data is provided or if references fail to respond in a timely manner or if relevant facts are omitted during the process. Applications need to be submitted completely, truthfully, and signed. Sunstone Properties does not accept applicant comprehensive reusable portable screening reports. Sunstone Properties is an equal opportunity housing provider and does not discriminate. Sunstone Properties has the right to deny applicants who do not meet our criteria requirements.
Landlord/Mortgage References Requirements: Two years recent private landlord, rental management company or mortgage history are required. Such references, both present and past, must be stable, documented, and satisfactory with an independent third party (non-relative).
Required Employment/Income Requirements: Two years documentation is required of permanent, stable, and continuous income. Sorry, co-signers are not accepted and only the income of persons who intend to be identified as Tenants will be calculated to meet the income requirement.
Income Level Requirements: Applicants are required to provide proof of gross income 2.5 times the rent amount. Married persons, domestic partners, and/or persons in meretricious relationships are allowed to combine their income for the purpose of meeting the 2.5 times the rent amount income requirement. Roommates are required to provide proof of gross income 2.5 times the rent amount unless they can provide rental reference documentation showing the roommates have lived together for at least one year (12 months) with rent paid on time during the tenancy period, in which case their income can be combined. Applicants must provide written proof of their income to the satisfaction of Sunstone Properties and such verification may include but not limited to bank statements, tax returns, pay stubs, employment offer statements on company letterhead singed by an authorized employer. If an applicant receives monthly rent assistance, the applicant is expected to make 2.5 times the remaining portion of the monthly rent. Written verification of assistance must be submitted including how much of rent will be covered by the agency and/or organizing providing assistance.
Credit/Criminal Background Check: Applications are evaluated on the basis of a credit/criminal background check by a professional screening company. Reasons for denial may include but not limited to poor credit history; debt owed a property management company; open bankruptcy; bankruptcy without discharge papers; recent bankruptcy without positive credit history established thereafter; excessive debt per income; inadequate landlord history; eviction on record within the last 7 years; current eviction status; pending lawsuit; pending criminal charges; history or criminal record indicating such tenancy may constitute a threat to the health or safety of others, the property, community or property of others and will be evaluated on a case basis.
Picture Identification Needed: Each applicant needs to submit a copy of current picture ID (driver's license, etc.).
Property Pet Policies: Pet policies vary per property. For properties accepting pets, minimum age requirement is 1 year for dogs/3 months for cats. Pet information must be submitted in advance along with pet photo. Dog owners must provide current licensing/vaccination records. Weight/size/breed limitations may apply. Service/therapy/companion animals are accepted with documentation. All pet information will be reviewed/additional pet deposits and/or fees may apply if approved.
As applicant, I understand the criteria prior to submitting my application. Information used in screening may include but not limited to credit, criminal, eviction, public records, landlord references, mortgage history, income verification. The screening report is obtained from the following consumer reporting agency: Bemrose Consulting, 9115 SW Oleson Road, Ste 303, Portland, OR, 503-419-6539. You have the right to dispute the accuracy of information in the report, and the right to obtain a free copy of the report in the event of denial or adverse action. If incorrect information is obtained during the screening, contact the appropriate authority for correction. If you believe there are extenuating circumstances for denial, and you qualify as a resident under the criteria stated herein, and desire to appeal the decision, you may submit written information, in detail, to Sunstone Properties LLC explaining why your application should be reviewed. Within 10 working days from the date your appeal is received, your information will be reviewed, and you will be notified of the outcome. Revised June 26, 2024
