Tenant FAQ's


How do I get an application?  If the property is vacant, please do a drive by to view the exterior, and then email us with your contact information, we'll schedule a property showing, and you can receive an application in person when you view the property.

How do I submit my application?  After viewing the property, each adult (age 18 & older) needs to submit an application and qualify individually based upon our rental criteria. There is a non-refundable fee of $55 per applicant and applications that are incomplete or missing required information will not be processed until all applicant information is submitted.  Applications may be delayed and/or denied if incomplete, inaccurate, or false data is provided or if references fail to respond in a timely manner, or if relevant facts are omitted during the process. Applications need to be submitted completely, truthfully, and signed. Sunstone Properties does not accept applicant comprehensive reusable potable screening reports.


How do you process applications?  Our applications are processed by a professional screening company, and they evaluate various factors which may include but not limited to credit, criminal, eviction, public records, landlord references, mortgage history, income verification.  View our Rental Criteria for more detailed information.


When can I move?  After approval, tenancy start date to be negotiated.    Most of our properties are based on a one-year lease but some may offer a shorter term.


What will the total move-in cost me? In addition to deposit & fees, you will need to pay your first month's rent at move-in or a prorated portion of the rent if you move in during the month.

How do I pay my rent? When will my rent be due?  You can pay rent by check, money order, or online directly from your bank account by an Electronic Funds Transfer (EFT).  This service is convenient, secure, and is free with no additional cost to you.  If you choose to pay your rent with a debit or credit card, there is a fee of 2.95% of the rent amount per transaction charged by the processing company.  We can email you a link to set up your password and you can enjoy the benefits of paying online. Your rent will be due on the 1st of each month with a grace period until the 6th.


What about pets?  Most of our properties have a "no pet" policy and pets are accepted only on a case-by-case basis. For properties accepting pets, the minimum age requirement is 1 year for dogs and 3 months for cats.  Pet information must be submitted in advance along with a photo of the pet. Dog owners must provide licensing and updated vaccination records.  Weight and size limitations may apply in addition to breed restrictions. Service, therapy, or companion animals are not pets and are accepted with qualifying documentation.  All pet information will be reviewed prior to processing, and if approved, additional pet deposits and/or fees may apply.


What about smoking?  All our properties are non-smoking properties.


After move-in, how do I report a maintenance problem?  Email is the most effective method to submit a maintenance request although you can also submit your written request directly from our website, text us, or call us.  Upon reviewing your written maintenance request, we will contact a maintenance person who will contact you directly to set up an appointment.

How do I give notice to vacate?  You need to provide us with written notice as per Washington State prior to your move-out date with a forwarding address. Rent charges will continue until the property has been vacated and keys are surrendered.  Your security deposit will be processed within 30 days after move-out as per Washington State.
